How Home Warranty Checkup works
Home Warranty Checkup is a free consumer referral service. We are not a home warranty company and we don't sell warranties. We help homeowners figure out whether a home warranty plan is worth looking into, then connect them with providers who serve their area.
The three steps
1. Answer a few questions about your home
Where it is, whether you own it, how old the home and its major systems are. It takes about 30 seconds and there's no cost or obligation.
2. We match your answers with providers
Home warranty companies serve different states, property types, and system ages. Your answers let us route your request to providers whose plans generally fit homes like yours — each provider still makes its own decisions under its own terms.
3. A provider follows up with your options
If you consent to be contacted, one or more of our marketing partners will reach out with plans and pricing. You compare, ask questions, and decide. You're never obligated to buy anything.
How we make money
Providers pay us for referrals. That's the whole model, and it's why the checkup is free to you. We think you should know that when you weigh the options a provider presents.
What a home warranty is — and isn't
A home warranty is a service contract, not insurance. It typically covers repair or replacement of home systems and appliances that fail from normal wear — things like heating and cooling systems, water heaters, kitchen appliances, plumbing, and electrical. Instead of the full repair bill, you pay a monthly or annual fee plus a flat service fee per visit.
It does not replace homeowners insurance, which covers damage from events like fire, storms, and theft. Coverage, exclusions, service fees, and payout caps vary widely by provider, plan, and state — the contract language is what counts, not the marketing.
Questions worth asking any provider
- What's the service fee per visit, and what are the per-item and annual coverage caps?
- Are pre-existing conditions or older systems excluded, and how is that determined?
- Who chooses the repair technician — you or the provider?
- What's the waiting period before coverage starts?
- How do cancellations and refunds work?
